Washer Hoses, Water Heaters and Other Lines That Fail

Not every burst waits for January. Appliance hoses and supply lines are under full water pressure every hour of the day, and they fail from age, vibration and a fitting tightened one turn too far. These leaks happen in July as often as in winter, and many of them run for hours while nobody's home.

The Usual Suspects, and How to Stop Each One

Washing machine hoses

Rubber hoses get brittle and bulge near the fittings. Braided stainless hoses last longer but can still fail at the crimp. Upstairs laundry rooms, common in newer two-story homes, send the water straight into the ceiling below. To stop it: close both valves on the wall box behind the washer. If they're stuck, use the main.

Tank water heaters

A tank that has rusted through at the bottom leaks steadily and won't stop until it's drained. Water can also come from the relief valve, the drain valve, or the supply connections at the top. In a basement utility room, the water spreads under nearby framed walls and carpet. To stop it: close the cold supply valve on the pipe going into the top of the tank. For gas units, turn the gas control to pilot or off; for electric, switch off the breaker before anything else.

Refrigerator ice-maker lines

A thin plastic or copper line runs behind the fridge, sometimes from a saddle valve clamped onto a pipe below. These usually leak slowly, so the water creeps under hardwood or into the subfloor before anyone notices. To stop it: close the small valve feeding the line, often under the kitchen sink or in the basement ceiling below the fridge.

Toilet supply lines

The connector between the wall valve and the tank fails at the nut, or the plastic fill valve cracks. A failure here runs at full flow. To stop it: turn the oval valve behind the toilet clockwise.

Dishwasher and under-sink connections

Supply and drain connections under the sink and behind the dishwasher leak into the sink base cabinet and under the kitchen floor. To stop it: close the valves under the sink.

Outdoor lines count too. A sprinkler backflow preventer that cracks over winter can put water into a garage or basement wall; see sprinkler backflow freeze damage.

Slow Leaks and Sudden Ones Leave Different Damage

A hose that bursts dumps a lot of clean water at once, and the job is mostly extraction and drying. A slow drip behind a fridge or under a sink can run for weeks; it leaves less water but more time, which means swollen cabinets, stained subfloor and a higher chance of mold. If the leak was slow, mention it on the call and see the mold checks page. Insurance policies also tend to treat sudden and gradual leaks differently.

Cabinets, Toe Kicks and Kitchen Floors

Kitchen leaks are awkward because the water goes under things that can't be moved easily. Most base cabinets are built from particleboard, which swells when it soaks and doesn't shrink back. The cleanup contractor often removes the toe kick, the strip at the bottom of the cabinets, to get air underneath, and may drill small holes in the cabinet floor for drying. Hardwood and laminate near the leak get checked for cupping and trapped water. If the leak came from an upstairs laundry or bathroom, the ceiling below follows the steps on the ceiling and wall page. If the water heater was in the basement, see basement water cleanup.

Who Fixes What

The appliance or plumbing fault needs whoever is qualified for it: a plumber for supply lines and water heaters, an appliance technician for the machine itself. The cleanup contractor handles the water damage. Look up the license of anyone working on your plumbing or on the cleanup through the Utah Division of Occupational and Professional Licensing (DOPL), and ask for proof of insurance before work starts.

Appliance Leak Questions

How often should washing machine hoses be replaced?

Follow the washer or hose manufacturer's guidance. Many recommend replacing them on a schedule rather than waiting for a failure. Any bulge, crack or rust at the fittings means replace them now.

Does a leaking water heater have to be replaced before drying starts?

No. Once the cold supply is closed and the tank is drained or isolated, drying can begin. The replacement can happen alongside it.

Can a dishwasher leak go unnoticed for a long time?

Yes. The water often stays under the unit and the floor, out of sight. A warped floor in front of the dishwasher, a musty smell from the sink base, or a soft spot in the floor are the usual tells.
