Questions

Questions Layton Homeowners Ask About Burst Pipes

Ten questions that come up most often, grouped into three parts. For the situation-specific questions, each cleanup page has its own short set at the bottom.

The Water and the Damage

Is water from a burst pipe clean?

It starts clean, because it's your drinking water supply. The IICRC S500 standard treats it as Category 1 at the start, but water that sits, runs through insulation and dust, or soaks into flooring picks up contaminants and can move to Category 2. That's one reason speed matters. More detail is in Is water from a burst pipe clean?

Does the ceiling drywall have to come down after a leak?

Not always. If the drywall stayed firm and the insulation above it is dry or can be reached, the ceiling can sometimes be dried in place. If it sagged, crumbled, or has soaked insulation on top of it, that section comes down. See ceiling and wall water damage.

Why do the dehumidifiers and fans run all night?

Drying depends on moving damp air off wet surfaces and pulling moisture out of the room continuously. Switching them off overnight lets humidity build back up and stretches the job out. If the noise is a problem, ask the tech which units can be moved.

How soon can mold start after a burst pipe?

The U.S. EPA advises drying water-damaged areas and materials within 24 to 48 hours to help prevent mold growth. Hidden water in walls or under flooring is where it usually gets past that window. See mold checks after a leak.

Hiring and Paying

How can I check a contractor's Utah license?

Utah licenses contractors through the Division of Occupational and Professional Licensing (DOPL). Ask the contractor for their license number and look it up through DOPL before work starts, and ask for a certificate of insurance too.

Will homeowners insurance cover burst pipe cleanup?

Many policies cover sudden, accidental water damage from a burst pipe, but they often exclude slow leaks, and some limit coverage for freezing in a home that wasn't kept heated. Read your policy or call your agent. Burst pipes and homeowners insurance in Utah goes through the usual questions.

Who decides what gets torn out?

The contractor recommends it based on moisture readings and the type of material, and your insurance adjuster may weigh in if you file a claim. Ask to see the readings for anything slated for removal.
