ZIP 84041 is the larger of Layton's two ZIP codes by a wide margin. About 55,300 people live here, roughly two-thirds of the city. It spans the I-15 corridor and runs west toward the wetlands along the Great Salt Lake, with SR-177 crossing the west side.
Routing to a contractor near you can take a moment or two. Keep the line open until a person picks up.
Freeway Side and Farther West
I-15 runs through the middle of Layton, and three of its interchanges, at Antelope Drive, Hill Field Road and Layton Parkway, carry most of the traffic in and out of this part of town. The Layton Hills Mall area and the Davis Conference Center sit close to the freeway. West of I-15, the city keeps going toward SR-177 and the open land and wetlands near the lake.
Because so much of Layton lives on this side, the mix of buildings is wider than in the foothills: single-family homes with basements, townhome rows, apartment buildings, and the shops and offices clustered near the freeway and the mall.
When the Leak Starts in Someone Else's Unit
In a townhome or condo, the water in your ceiling may come from a line you can't reach. A toilet supply, a washer hose or a water heater in the unit above can soak your ceiling before the neighbours upstairs know anything is wrong. If it happens:
- Knock on the upstairs door. If nobody answers and the water keeps coming, contact the property manager or HOA, who may have access to the unit or the building's shutoff.
- Turn off the power to any light fixture or outlet near the wet area, at the breaker panel, if you can reach the panel without standing in water.
- Photograph your ceiling and anything below it, and note the time you first saw water.
- Move what you can out of the drip line.
Who pays for which part is set by leases, CC&Rs and insurance policies, not by the cleanup contractor. The commercial and rental units page explains how multi-unit jobs are usually documented so each owner has their own record.
Laundry Rooms Upstairs, Ice-Maker Lines Behind the Fridge
Many two-story homes put the laundry on the bedroom floor, which is convenient until a washer hose lets go and the water lands in the living room ceiling. Refrigerator ice-maker lines and toilet supply connections fail too, often slowly enough that the damage sits under flooring for a while before anyone sees it. Appliance and supply line leaks lists how to stop each one and what happens to cabinets and floors.
Basements on This Side Too
Basements aren't only a foothill feature. Plenty of West Layton homes have a finished lower level, and it's where water from any floor ends up. Carpet pad, floating floors and drywall framed against the foundation are the materials that usually come out. Basement water cleanup goes through them one by one.
Businesses Near the Freeway
A burst line in a shop or office brings its own pressures: customers, stock, and opening hours. Mention when you open and close on the call so disruptive work can be planned around trading hours where possible, and have the property owner's or landlord's contact details ready if you rent the space.
Lake-Effect Storms and the Hard Freeze
Lake-effect snow off the Great Salt Lake is a regular part of a Layton winter, and the cold snaps that follow are when supply lines in exterior walls, garage ceilings and unheated stairwells freeze. Vacant units between tenants are especially exposed if the heat has been turned down. The frozen pipe burst page explains why the leak often shows up the day after the cold breaks.
Before Anything Is Torn Out
Tell the contractor the unit number as well as the street address, and whether the building has a manager on site. Before demolition starts, check their Utah license with DOPL and ask for a certificate of insurance. If more than one unit is wet, ask for readings and photos for each unit separately.
The foothill side of the city has its own page: East Layton, ZIP 84040. For the full list of what's in and out of coverage, see Layton coverage.
West Layton Questions
Does this number cover businesses near the mall?
Yes, if the business has a Layton address in ZIP 84041. Shops and offices are covered in the same way as homes.
Are Clearfield or Syracuse addresses covered from the west side?
No. Clearfield (84015) and Syracuse (84075) border this part of Layton but are outside this line's coverage.
What should a tenant photograph before the cleanup starts?
The wet ceiling or wall, the floor under it, and any belongings that got wet, with wide shots of each room and close-ups of the damage. Renters insurance usually covers your belongings rather than the building, so your own photos matter.
